The Family Behind LandCore — A Lovettsville, VA Family Business

LandCore Solutions is run by Brian Dean and his family out of Lovettsville. The shop is here, the crew lives here, and most of our weekly work is inside a 30-mile drive of the front gate.

The operator

Brian Dean.

Brian spent 15+ years building and running Wheels on Site — a $15M mobile-services operation that taught him exactly what country-property owners want from a contractor: a written estimate, an on-time arrival, a finished job, and a trail of dust at the end of the day.

LandCore is the next chapter. Same operating discipline, narrower lane: forestry mulching, land clearing, and driveway grading for the horse farms and country estates of Western Loudoun and Fauquier County.

The equipment philosophy is deliberate. We run a Cat 275 XE-class compact track loader because it is the right size for residential and equestrian work — big enough to handle 6–8" cedar and multiflora rose in a single pass, small enough to slip through a 12-foot farm gate, low enough ground pressure that the turf you bought stays the turf you keep. We don't bring logging-class machinery to a 10-acre property. The math doesn't work, and the reputational risk in a recommendation-driven market is real.

The family

Jillian, Luke & nephew.

Jillian runs operations and the office. Luke runs the equipment alongside Brian. Brian's nephew rounds out the crew. We live in Lovettsville. Our kids go to school here. We see our customers at the feed store.

That accountability is the whole pitch. There's no national 1-800 number, no out-of-town franchise, and no "sorry, we sub-contracted that" conversation. You get us.

Why Western Loudoun

Why we built LandCore here.

Western Loudoun is one of the most distinctive equestrian and country-property markets in the country. The corridor between the Blue Ridge and Route 15 — Lovettsville, Waterford, Hamilton, Hillsboro, Round Hill, Purcellville, and out to Middleburg, Upperville, and Bluemont — concentrates more horse farms per square mile than anywhere else in Virginia. The German Settlement around our Lovettsville shop, the Mellon-corridor estates along Route 50, and the Piedmont and Middleburg Hunt territories all set a maintenance standard that's the highest in the region.

That's the market we built LandCore for. Most of our customers moved out of NoVA or DC over the last few years, bought a 5-to-50-acre horse property, and inherited an overgrown back pasture, a brushy fence-line, and a driveway full of potholes. They didn't buy a $90,000 skid steer to use four times a year — and they don't want a crew that rolls in like a logging operation either. They want a family business that shows up on time, treats the property like its own, and finishes the job written-estimate-clean.

We expanded into Fauquier County in 2026 with dedicated coverage for Warrenton, The Plains, Marshall, Delaplane, Hume, and 13 other Fauquier communities. The market reality is the same as Loudoun: more demand than supply for a contractor who can do residential and estate-scale work at a high standard without subbing the job out to whoever's available. That's our lane.

Why we're premium

We're not the cheapest. On purpose.

You can hire a guy with a truck for half our price. You can also have him not show up, drag mud across your front pasture, and leave the job two-thirds done. Western Loudoun is full of stories like that.

We charge what we charge because the equipment is right, the operator is right, the timing is right, and the property is right when we leave. If the lowest bid is the only thing that matters, we're not your contractor — and we'll tell you that on the first call.
